Case No. 921

Real Estate, Rental & Leasing

LITIGATOR(S):

Maia Aron

[RECEIVERSHIPS & SPECIAL MASTER WORK] The Company owned a 48-unit rental apartment in Opa Locka. The Court removed the property manager/defendant when Maia Aron was appointed receiver of the company. The property was on the verge of a tax sale because property taxes had not been paid for three years, the company had no funds, the County was about to cut water to the property (which would have been a disaster because the property has tenants), and the municipality claimed the property owed $700K in violations. Once appointed, Maia hired a property manager, obtained a loan and paid the past due property taxes, averted a tax sale, obtained a 40-year inspection report, worked out a payment plan with the County, and lowered the municipality’s fines by $500K. The property became fully occupied and had a stable stream of revenue. More importantly, Maia received all revenue from the company and made sure that every cent the company spent was justified and in the company’s best interest.
